Split Percentage Autopay allows you and your roommates to divide your rent payment automatically each month. Each person on the lease chooses a percentage to pay, and once all percentages total 100%, autopay activates for everyone.
This feature is available at select Bilt Alliance properties. If you don't see the "Percentage" option when setting up autopay, your property may not support split autopay. For general autopay setup, see How to Set Up Autopay.
Before You Start
Make sure you and your roommates have agreed on how to split the rent. All percentages across the unit must add up to exactly 100% — if the total is less than 100%, autopay stays in Pending status and no automatic payments will process.
Common split examples: two roommates at 50/50, three roommates at 33/33/34, four roommates at 25 each, or any custom split like 30/20/50.
With the Bilt Payment Center, each roommate can pay by ACH or with any credit or debit card.
What to Expect After Setup
After you confirm your autopay, your status will show as Pending. This is normal. Autopay won't activate until all roommates on the lease complete their setup and the total reaches 100%.
Once the last roommate sets their portion, all autopays activate at the same time, and you'll see the status change from "Pending" to "On" on your Home tab.
Editing or Turning Off Split Autopay
If you need to change your percentage or turn off autopay, be aware that this affects everyone on the lease.
When any roommate edits or cancels their autopay, all roommates' autopays are deactivated and return to Pending. The entire unit will need to re-set up autopay to reach 100% again, and you'll need to make manual payments in the meantime.
Before making changes, coordinate with your roommates and make sure everyone has a plan for manual payments if needed. The step-by-step guide above includes a walkthrough of the turn-off process.
Frequently Asked Questions
What happens if we don't reach 100%? Autopay stays in Pending status and automatic payments will not process. All roommates' percentages must total exactly 100%.
Can I change my percentage later? Yes, but any change may affect the total. If the updated total doesn't equal 100%, everyone's autopay returns to Pending until it's corrected.
When does the payment process? Autopay processes on the same day for all residents in the unit. Some properties only allow autopay on the 1st. If your property allows alternate dates, the first roommate to sign up chooses the date, and that date applies to all roommates.
What if a roommate moves out? You'll need to adjust percentages with your remaining roommates so the total still equals 100%. Coordinate with everyone before making changes.
What if I try to set up autopay on the day it's scheduled to run? You'll see a warning that autopay will begin the following month. If you need to cover the current month, make a manual payment.
